We are now entering Year 3 of this incredible real estate odyssey. House has been on the market 5 times with 13 different prices. To give you an idea of how long this has been going on, the first time this place came on the market same sex marriages weren’t legal. Jeb (!) was the front-runner for president. Aaron Hernandez hadn’t been convicted. Of anything!

Look I’m not saying the pats don’t get Aaron Hernandez back next season. I’m also not saying 180 Cherry doesn’t sell in 2017. But my goodness you guys. What an incredible journey.

4/1/2016: Major price drop at 180 Cherry

Major price drop on 180 Cherry of $1,000 today. Price was reduced from $1.666M to $1.665 this morning. This is no April Fools you guys. This actually happened.

House was originally listed for $1.768M. There have been 1o price drops in the past 8 months on this place.

Look – not trying to put a man on the moon here. Don’t need a headset or a degree from MIT. Just trying to sell a house.

10/29/2015: Closer look at the master bath at 180 Cherry

Did they just order this whole bathroom outta The Sharper Image catalog? I mean look at the tub. Gotta be one of those that you can swim laps in and go nowhere, right?

This shower has space and/or time travel written all over it. Feel like if you were showing this place and Bill & Ted were in there rocking air guitar it wouldn’t be that weird.

6/26/2015: 180 Cherry St just listed for $1.768M

The blog gods smiled upon me this morning and gave me 180 Cherry.  Just so much to work with here you guys.

Let’s start with the price.  So you have a couple new construction homes in the immediate vicinity sold or under agreement in the $1.4M range.  48 Cherry Place ($1.399M), 14 Talbot ($1.435M) and of course my favorite, 62 Cherry Place ($1.499M).

Now 180 Cherry is bigger than all 3 of these homes.  But like how do you arrive at $1,768,888 as a list price?  WAY above anything else in the neighborhood.  And on Cherry Street.  Directly across from Franklin School.  I think what happened here was the seller was like all the comps are $1.4M but my place is better and heres why:

This room is peach and has a non-working fireplace.  That’s an extra $55k.

Oh yeah we tiled the foyer.  $24k.

Kitchen is just insane so there’s another $102k.

And pretty soon you arrive at $1,768,888.  Makes total sense to me.  Gonna keep an eye on this one you guys.
