1/22/2015: New window at Cherry Tree

Almost caused a 1 car accident when I saw this. New window going in at the Tree. Looks smaller than the previous window but will open. Gonna be glorious. Like the buffalo wings.

Probably gonna make the wall beneath the window out of steel reinforced concrete – in case anybody else drives into it.

1/16/2015: 62 Cherry Place — the saga continues

Had to blog this one you guys. 62 Cherry Place is a new construction home with 4 beds, 4.5 baths and 4,700 sq/ft that’s been on the market for 6 months. Some would say a good looking house. Others would say looks like Scotch Club built it.

Property was listed in June for $1.599M. In November, they dropped the price $500 USDs to $1,598,500.

Then they staged it. With this chair.

Today they dropped the price $50k to $1.549M. Besides how they designed (?) the rear of the house, this price drop was the best move yet.

So the empty lot in W. Newton is being developed as Constantine Place. There are 3 commercial spaces on the street level. What do you most want to see there? Lemme know and I will call the developer and he will never call me back.

No snow means an early spring market you guys. 105 Waltham is a 5 bed, 3.5 bath with 2,260 sq/ft. Check out the size of that master — they remove a non-bearing wall or something? Right on the Newton/Waltham line but this will still be a bid war.

1/8/2015: Randlett Park weather records

Think today is cold you guys? Not even close to the coldest day Randlett has ever seen. We hit -21 degrees in February 1934. That same winter winds topped 231 MPH on Mt. Washington.

Randlett saw winds top 100 MPH during the New England Hurricane of 1938 and the Great Colonial Hurricane of 1635. The Boston Globe reported that the Colonial “hit Mass without warning” and “the settlers and Native Americans at the time lacked sophisticated weather equipment.” No shit Globe.

Most snow Randlett has ever seen was Feb. 17 & 18th, 2003 (President’s Day Weekend Storm) with 27.5 inches. 2nd most was the Blizzard of ’78 with 27.1 inches. Most people don’t know when the Blizzard of ’78 hit, there was already 2 feet of snow on the ground (another blizzard hit 17 days earlier). Heard from several Randlett lifers this was a great storm. Neighbors helping neighbors shovel out, then neighbors helping neighbors empty each others liquor cabinets. Vintage Randlett.

Neighborhood market could not have been stronger this year. Homes selling in 1 day with multiple offers. Buyers waiving home inspections, financing contingencies. Bid wars all over the place. Let’s take a look at some numbers, shall we you guys?

Avg. list price: $747k

Avg. sale price: $786k

# of homes sold over asking price: 7

Biggest over-ask: 35 Derby (listed for $910k, sold for $1.1M)

Biggest under-ask: 420 Waltham (listed for $899k, sold for $800k)

Avg. days on market: 8

Most expensive: 35 Derby ($1.1M)
